PayPal Park opened in February 2015 (as Avaya Stadium, renamed in 2021) near the San Jose airport, close to downtown. Capacity is 18,000 — one of the smaller permanent MLS venues — and it features the Epicenter, an enormous open-air beer garden behind the supporters’ end, plus a wall of speakers that makes the building loud well beyond its size. The Quakes have routinely run at or over capacity, averaging more than 19,000 a match in 2025.
Silicon Valley as a premium-tier floor
No MLS market has a wealthier corporate base, and that money concentrates in the Gold Club, Silver Club, and suites. Those tiers behave more like a corporate-entertainment account than a fan market — they hold value even when the team is rebuilding, which gives Quakes pricing a floor most clubs don’t have. The Faithful and the small-venue scarcity
The Faithful at the south end are the organized supporters, and those seats rarely reach resale. PayPal Park is five minutes from the San Jose airport, with VTA light rail a 10-minute walk and lot parking at $15-30. Out-of-town buyers come from San Francisco (about an hour by Caltrain), Oakland, the Peninsula tech corridor, and the North Bay.
History that still drives Quakes ticket demand
The San Jose Earthquakes joined MLS as a 1996 founding member and won two MLS Cups — 2001 and 2003 under Frank Yallop, with Landon Donovan, Dwayne De Rosario, and Brian Ching. The 2006 relocation to Houston temporarily ended the franchise before a 2008 expansion reboot revived it, and Chris Wondolowski’s long run (2009-2021) set the MLS all-time goal-scoring record. The 2015 move to PayPal Park modernized the footprint.
The present is a rebuild under one of the most decorated names in the sport: Bruce Arena, the most successful coach in MLS history, took over in 2024. The 2025 season was a step in that project rather than a destination — the Quakes went 11-15-8 and missed the playoffs, taking the chase to the final weekend, with Cristian Espinoza leading the attack. The results haven’t arrived yet, but the corporate base, the small loud building, and the Clásico keep the demand structural, and secondary-market pricing reflects it.
Beyond soccer: PayPal Park event history
PayPal Park hosts international friendlies, U.S. national-team matches, rugby, and select concerts, with the 18,000 capacity keeping the concert calendar small-to-moderate — bigger Bay Area tours go to the SAP Center, Levi’s Stadium, or Oracle Park. The soccer schedule is the building’s primary driver, tracked date by date.

My Quakes match got rescheduled — what happens to my consigned ticket?
Matches occasionally reschedule for Bay Area weather or air-quality issues, or Concacaf fixtures. The standard policy is that tickets stay valid for the rescheduled date, and we handle all buyer communication and reissue the transfer. If a match is canceled outright (extremely rare), we refund the buyer and you’re not charged commission on that listing.
